These Terms and Conditions govern your use of the Oregon Coast Property Management LLC website and your participation in our text messaging program. By using this website or by opting in to receive text messages from us, you agree to these terms.
About Us
Oregon Coast Property Management LLC is a residential property management company serving the Oregon coast. We manage long-term, full-time rental properties on behalf of owners. We do not sell real estate, manage vacation or short-term rentals, or handle commercial property.
Text Messaging Program
What the program is. We use text messaging to respond to rental inquiries, answer questions about properties, schedule showings, coordinate maintenance, and communicate about applications and tenancies. We do not send marketing or promotional text messages.
How to opt in. You may opt in by submitting an inquiry form on our website that includes your phone number and states your agreement to receive text messages, or by texting START to 541-764-7115.
Message frequency varies depending on your inquiry and the stage of your application or tenancy.
Message and data rates may apply. These are charged by your mobile carrier and are your responsibility. Check your plan if you are unsure.
How to opt out. Reply STOP to any message at any time. You will receive one confirmation message and no further texts. You may also opt out by calling 800-783-8150 or emailing us.
How to get help. Reply HELP to any message, or call 800-783-8150.
Opting out costs you nothing. It does not affect your inquiry, application, or tenancy. We will contact you by email or telephone instead.
Carriers are not liable for delayed or undelivered messages.
Supported carriers include AT&T, Verizon Wireless, T-Mobile, Sprint, and most others. Carrier support may change without notice.
AI Assistant
We use an AI assistant to help respond to inquiries by email and text. It identifies itself as an AI when it first contacts you.
You may ask to speak with a person at any time and will be connected with a manager. The AI assistant does not make rental application decisions; those are made by a person.
Conversations are recorded as part of our business records. See our Privacy Policy for how that information is handled.
Website Use
Property listings. We work to keep listings accurate and current, but availability, rent, and property details can change. Nothing on this website is an offer to lease, and information here does not form part of any lease agreement.
No professional advice. Information on this website is general and is not legal, financial, or tax advice.
Applications. Submitting an inquiry or application does not guarantee approval or reserve a property. Applications are processed on a first come, first served basis after the applicant has viewed the property, and are subject to our published screening criteria.
Application fees are non-refundable and are paid to an independent third-party screening vendor.
Acceptable use. You agree not to use this website to submit false information, to interfere with its operation, or for any unlawful purpose.
Fair Housing
Oregon Coast Property Management LLC does not discriminate against any person because of race, color, religion, sex, handicap, familial status, sexual orientation, or national origin.
Service animals and assistance animals are not treated as pets and are not subject to pet policies or pet deposits. Requests for reasonable accommodation are handled by a manager.
Limitation of Liability
To the extent permitted by Oregon law, Oregon Coast Property Management LLC is not liable for indirect or consequential damages arising from your use of this website or our text messaging program. Nothing in these terms limits any right you have under Oregon landlord-tenant law or any other law that cannot be limited by agreement.
